The Ms. America Pageant conducts a nationwide search to find contestants and make one woman's dream of a lifetime come true by crowning her Ms. America 2011! The pageant is open to women 26 years of age and up - single, divorced or married who are articulate, interesting, elegant and classy. New Year, New You

As the first month of the new year comes to a close in just 2 weeks (ALREADY?!?), I got to thinking about what I was going to do different this year to improve my business. Here are four ways I have come across through various articles and publications you can use to help improve your marketing material so that you stand out from your competition in 2011.
1. Start telling potential clients what's in it for them. It's great that you received awards, but what does that mean for your clients? For instance, instead of "Super Service Award Winner 10 Years in a Row" say, "Service-You can expect- I'll do things for you like I did for the "Smiths". They wanted a three bed, two bath home in a certain neighborhood. Unfortunately, there weren't any for sale. So, I sent letters to each homeowner that met their criteria asking if they'd be willing to sell. Six months later, the Jones family was in their new home, in that neighborhood, in a house that was never formally on the market. Service like that garnered me the Super Service Award for 10 years in a row." Illustrate how you've gone above and beyond to help your clients by telling a story. Don't let consumers wonder what getting the "Super Service Award" means.
2. Put your Facebook URL anywhere you have your website. If you have business cards, include your Facebook URL right under your website. It's a simple tip, but one that will allow people to find you easily, connect with you, and allow you to essentially market to them over and over. This will also show prospects that you've incorporated social media into your business.
3. Call to action. I know you've all heard this before, but do you have a call to action in your marketing material? Have you asked your prospects to contact you and do they know why they should? It can be as easy as saying, "If you're not sure whether now is the time to buy or sell, contact me today. I will help determine the best route for you. There are many options available that you may be unaware of. Contact me today and let's talk."
4. You are marketing yourself. Don't forget your photo, it is still highly recommended. You want people to know what you do because you want them to come to you when they're ready to buy or sell. You might not know when they are in the market, so by making your photo and yourself available to them, and putting yourself out there, you have increased the chances that someone will contact you. Don't forget this piece in your marketing. Plus seeing a friendly face helps potential clients to feel like they know who they're meeting and put away all uneasy feelings.

The first afternoon, kids will learn how our biologists study reptiles and amphibians. Next, the group will learn how biologists study hawks using radio telemetry. A Green Wedding with Caruso

Wedding planning and trying to protect the environment at the same time!? It is possible! And having an environmentally friendly wedding doesn't have to mean giving up what you want. In a lot of cases, being environmentally friendly can even lessen the stresses of planning and make the special day more enjoyable. Here are a few ideas I have come across to help make your wedding green!
Go organic. From flowers to food there are lots of ways to go organic. Many caterers offer organic and local produce options. You will be helping the environment by supporting products that use less pesticides, and likely have tastier food!
Something borrowed. Consider borrowing items from friends or family. This will save resources and add a customized feel to the wedding.
Go local. Consider a wedding location near where the majority of your guests are from. This will save on gas and jet fuel as your guests have less distance to travel. If a local venue isn't possible, consider reducing the impact on the environment by offsetting the emissions that contribute to climate change. Several Earth Share members offer special programs that you and your guests can use to calculate your carbon output and take steps to offset them.
Ring true. Ask for rings with gold, silver, diamonds or other materials that were mined sustainably. Many mining practices are detrimental to the environment and local communities. Consider using materials from a ring in your family or looking at antiques.
Digital photos. Most photographers can do digital photos of the event. You can then preview the photos and just order prints of the pictures you want-reducing the toxics and waste involved with printing pictures.
One location. Consider having your ceremony and reception in the same location. This will simplify the day and save on gas as guests go from one site to another.
Gift of giving. Picking a china pattern not your style? More couples are asking for donations to charities instead of a gift. Consider adding Earth Share or another environmental charity to your registry.

Spring Cleaning is coming early this year

It's a new year and your home could use a little "spring" (okay, winter) cleaning to go along with your new goals, resolutions, and attitude. Let's leave the negativity and clutter behind with 2010 and start fresh this year with some easy ways to stay more organized.

Organize
-Start with your closet
-Color code clothing to make finding things in the morning that much easier
-Donate clothes that you haven't worn in over a year or no longer fit and help out others in need
-Clean out your pantry...again organize and throw out expired items
-File paperwork, bank statements, tax forms, medical documents, etc in labeled and color coded folders for easy reference and to eliminate stacks throughout the house

"Re-decorate" on a dime
-Use color!
-Throw a rug down in an new spot for instant depth
-Move furniture around in new configurations
-Change out pictures or frames for new adventures to showcase
-Paint a wall. You can easily do just one yourself and it might be a fun project to give a new feel to your space

Go green
-Replace light bulbs with new energy efficient bulbs
-Start to recycle if you don't already

Electric Cars

Electric cars should have a place to charge up in the city of Laguna Beach by the end of the summer. The city council recently voted to negotiate an agreement with ChargePoint America, a program from electric vehicle infrastructure company Coloumb Technologies. The program uses federal money to buy charging stations for cities and individuals and build a network for drivers of the increasingly popular vehicles.
Electric Vehicles will soon be common on American Roads. The two charging stations will be installed at the south end of the parking lot at Laguna Canyon Road and Forest Avenue, taking over two parking spots. The council agreed to continue to charge drivers to park at the spots and limit their parking time to three hours, to coincide with other spaces in the downtown area. City official estimate the current parking revenue from the two spots to be around $3,000 a year.
While ChargePoint will pay for the two charging stations, the city must pay for installation and a fee to be part of the company's network. The council dedicated $21,500 to the project from the Parking Revenue Fund. Drivers will have to pay for the electricity they use, likely about $1.12 per hour of charging.
Connection to ChargePoint's network will allow drivers to use mobile devices or the Internet to find charging stations in their area and see if they're in use. A fully charged battery will take drivers about 100 miles, and new electric cars take between three and seven hours to charge. The stations will also have a lower-voltage hookup for golf carts and motorcycles.

New Carbon Monoxide Alarm Requirements

What is Carbon Monoxide (CO)? CO is formed from the incomplete burning of any flame-fueled device including ranges, ovens, clothes dryers, furnaces, fireplaces, grills, space heaters, vehicles, and water heaters. CO can be dangerous - when inhaled, it passes from the lungs into the hemoglobin molecules of red blood cells. The result is that the body becomes oxygen-starved which can lead to tissue damage and death.
CO is tasteless, odorless, and invisible gas. Low levels of CO poisoning can cause shortness of breath, mild headaches, nausea, and fainting. CO poisoning is the leading cause of accidental poisoning deaths in the United Sates according to the American Medical Association.
Per California Senate Bill 183, beginning July 1, 2011, all existing single family homes must have carbon monoxide alarms. All other types of residences (apartments, condominiums, etc) will need CO alarms beginning January 1, 2013. The law does not designate local fire departments as enforcing agencies.
The new requirements apply if ANY of the following are present within a home:
Attached garage
Natural gas or propane furnace and/or natural gas range and/or oven
Gas or wood-burning fireplace.
For existing homes, the CO alarms may be battery powered. At a minimum, CO alarms are required:
Outside of each sleeping area or bedroom
On each level of the home

Get Social in 2011 with Caruso!

According to a report from Hitwise, an Internet analytics firm, for the first time ever, U.S. Web surfers visited the Facebook social networking site more often than any other site in 2010, beating out Google, now in the number two spot.

How can social networking help you sell more homes
Real estate is a contact sport. You want to be networking with people, both those you already know (your sphere of influence), and those you have yet to meet. Social networks such as Facebook, Twitter, LinkedIn, ActiveRain and RealTown are the new online elbow-rubbing (virtual), story-telling, cocktail parties of the new social world.

Don't be late to the party
You can add your virtual tours and property listings to Facebook, Twitter, LinkedIn and others. But for every virtual tour or listing you post, you should be writing six or seven non-selling messages or "tweets" as they are called in Twitter. Write about what you are doing outside of business or what is happening in the neighborhood. Write about local sports, market conditions, local fairs, farmers markets or anything you might talk about with a group of friends. Think of social networking as a "virtual cocktail party" and remember your manners-let others talk and then respond; back and forth.

What social networking is not
Social networking (in most cases) will not replace your traditional methods of prospecting and networking such as "farming," Open House, Just Listed and Just Sold postcards, phone calls, cold calls, letters (snail-mail), Chamber of Commerce or the local MLS Marketing Groups.

How to get social in 2011
Let's start with Facebook. Facebook has been thought by many people to be just for young people or something that our kids use to communicate with friends. Well, this "was" true several years ago. However Facebook has evolved into much, much more. Today, Facebook has more subscribers than the entire population of the United States. In 2010, Facebook passed the 500 million member mark. And it is still growing at a rate that appears to be unstoppable.

Take action-its free
So, sign up for a free Facebook membership and create a personal profile with basic information about yourself-nothing too personal, keep it simple. The important thing is to get started today. Create a profile with a minimum of your name, contact information, picture (yes, include your picture), business, and some personal information such as hobbies, pets, etc. But remember to only share information you would be comfortable having shared on the front page of the newspaper...since virtual content "could" be seen by more people than ever read your local paper, even the New York Times. Next, start searching for your friends, associates and clients who are also on Facebook. You may be amazed at how fast your friends list grows.

Attention Shopping Fanatics!

The Orange County retail climate is anticipated to improve in 2011, according to one local analyst. Several national companies will increase their presence locally: Forever 21, Walmart, Target and Ross. It is said that 2011 will bring in a better climate for retail properties in O.C. with modest sales growth of 3 to 5 percent overall. Watch out for these stores throughout Orange County this upcoming year.

Forever 21 will be taking over the 98,568 square-foot former Saks Fifth Avenue at The Shop at Mission Viejo as well as taking over part of the upper and lower levels of the Sears store at South Coast Plaza. Look out for a wider array of clothing for woman as well as clothes for men, more accessories and other merchandise categories.


Walmart will be opening a second store in Anaheim across from Orangefair Marketplace. This Walmart will be a super-center, open 24 hours and will span about 100,000 square feet and is hoping to open this summer.

Also coming up this year in San Clemente will be a 142,000 square-foot Target which is scheduled to openthis year on Avenida Vista Hermosa.

Ross Stores Inc. has signed a 10-year lease to open a 21,000 square-foot Dd's Discounts in Anaheim. The store is a smaller off-price concept that targets households with more moderate incomes than Ross customers. The merchandise departments and categories are generally similar to those of Ross, but offer a different mix of brands. This will be Orange Countys only Dd's Discounts.

Fashion department stores such as Macy's, Nordstrom and Bloomingdale's will continue to improve their merchandising. It is said that many shoppers will transition back to higher quality stores as they have done the discount thing and now want more than the discounters can offer.

Don't Become a Victim of Fraud

The chances are good that the person sitting next to you may have been a victim of a crime. Statistics indicate that 8 out of 12 Americans will become victims of a crime at least once in their lifetimes. Most people think of violent crimes; rape, assault, and robbery when they think of crime victims and seem to over look another type of crime.
Not all victims experience crimes of violence. According to the Office for Victims of Crime, fraud, identity theft & financial schemes victimize millions of Americans each year. Consumers fall prey to phony investment scams, get-rich-quick schemes, foreign lotteries, telemarketing fraud, Internet scams, and identity theft every day. Millions of hard-earned dollars and life savings of victims line the pockets of scammers, who have no regard for their victims or the damage they've done to their lives.
In one year, 10 million Americans become victims of identity theft, according to the Better Business Bureau, with a loss of over $50 billion. Insurance fraud cost the average family hundreds of dollars per a year in higher insurance premiums.
Victims often feel helpless in the aftermath of a crime. They feel alone and isolated by the crime and many are financially devastated. If you or someone you know or love does become a victim of a financial crime or any other type of crime, there are countless professionals and volunteers who stand ready to help cope with the consequences of the crime, to offer support and to provide guidance that can help victims better understand their options.
The good news is that there are laws ready to protect victims. The Federal Crime Victims' Bill of Rights was created to give victims a proper place in the criminal justice system, ensure they have the opportunity to be heard and provide assistance to further their recovery process. Most states also have victims' rights laws for cases handled in the local criminal justice system.

What's in the Cards for 2011?

So...here we are again, amidst the dust from many new resolutions sworn to over the last 24 hours. Rose parade on TV and some football, of course!

But the wish I heard more than anything else this past week was "hoping for a better year in 2011" and that kind of sentiment tells me people weren't happy with the events of 2010.
