Green Getaways with Caruso!

For those of you seeking a greener lifestyle, an overseas trip is not necessarily the place to start. Unfortunately, as we all know, air travel has a killer impact on the environment. On the flip side, most environmentalists agree travel is essential for the development of cultural sensitivity and Eco-awareness. So how is it possible to be green and travel around the world?! Lets be realistic - short of carbon offsetting, eliminating your travel footprint altogether is not a very realistic option. Regardless, there are ways that you can minimize your impact without too much effort...or any of those pesky additional funds!
As a first step, why not give up on the chain hotel train and book yourself some Eco-friendly accommodation? While once a relative rarity, such green hostels and hotels are now popping up in locations across the world from Canada to Costa Rica and the Czech Republic. Green Valentines

Around a billion Valentines are sent each year globally, making the day the second largest card-sending holiday of the year behind Christmas. So why not show a bit of extra love for the environment this Valentines Day. Here are a few ideas I have gathered for ways to GO GREEN this Valentines Day holiday!
- Cards made from recycled or tree-free paper (this will be indicated on the card)
- Consider sending an e-card instead using one of the many quality services around.
- Fair trade and/or organic chocolate
- Choose organic and/or locally grown flowers
- Make a donation to an environmental organization on behalf of the person.
- If you wish to give jewelry, consider pre-owned or purchasing from jewelers who are certified to be sourcing precious metals and gemstones in an ecologically and socially responsible manner. Or considering something really offbeat like a wooden ring - they look amazing.
- Buy the person a gift certificate for holistic therapies i.e. massage, naturopath, health spa.
- Arrange dinner at a local restaurant specializing in organic or locally grown food. Eating locally cuts down on food miles.- Perhaps make dinner yourself using locally grown ingredients, accompanied by a nice organic wine. Set the mood with earth-friendly candles. The effort you put in will be sure to impress!
- Book a retreat in a wildlife reserve, park or natural area. Your business will help support the running of such establishments.
- Give natural perfumes and fragrances. Popular mainstream fragrances are chemical cocktails. By buying natural fragrances, you'll be showing you not only care for the environment, but the person's health.

Your 'SocialRank' with Caruso!

Social Media has become one of the most effective tools in a real estate agent's repertoire in engaging their target audience. And now, according to search engine guru, Danny Sullivan, data shared through Twitter and Facebook has a direct effect on a search engine results page placement (SERP). Although it had long been suspected in the SEO community, this announcement further confirms the weight being placed on social media interaction.
Long held to be of utmost importance in search engine algorithms, Google's PageRank has been a benchmark of trust by which a website/domain can be easily measured. How does this translate into Social Media? ‘SocialRank' (Danny's term, not confirmed lingo used by the SE's) could very well be the next level of social measurement, which takes an individual and calculates THEIR level of authority on various networks (independent of the PageRank of the page to which he/she is associated). Factors taken into account in calculating ‘SocialRank' could include number followed/followers, number of friends, number of ‘Likes', etc.
There are a few assumptions and parallels that we can conclude will influence how search engines view social media interaction. For example, obtaining high-authority friends/followers would be similar to obtain follow links from high PR sites, potentially increasing one's ‘SocialRank' and, therefore, the authority passed on to links tweeted/shared. In addition, being retweeted/liked by a large number would be akin to having links from a variety of domains; so it would be safe to assume that 100 RT's from 100 unique accounts would be preferable to 100 RT's from the same account. Furthermore, relevancy could be a key element in gauging how much ‘juice' is passed on to a link. A retweet of a real estate article by a known real estate author would be more valuable than a retweet from a hair stylist, provided that other factors such as ‘SocialRank' are the comparable.
Clearly, Social Media is here to stay and has become an excellent method by which real estate agents are able to share with their (potential) clients. But that such interaction has implications for SEO and, subsequently, SERP's placement, can be a phenomenal equalizer for individual agents to compete with the ‘top dogs' who are simply not able to engage their followers/friends at a personal level. SEO is evolving quickly and those who are able to adapt accordingly will reap the rewards, particularly in the highly competitive real estate field.

Children Can Go Green Too with Caruso!

Encouraging your children to do things can be an exhausting experience. Encouraging your children to go green can be even harder. Some children refuse to eat vegetables while others repeatedly ignore simple requests. But instead of forcing your ideals onto your children, you have to let go and empower them with positivity. Of course, eating fruits and vegetables as well as participating in eco-friendly activities is important for kids to start doing at an early age, so you have to play into their egos - empower them to make these better choices and show them it can be fun. Here are some tips I have come across to help your child adapt to a healthier and greener lifestyle.

Allow your child to pick organic fruits and vegetables from the store or your backyard garden for family meals. This gives them the power to choose, and they're more likely to eat something that they chose.
Involve your child in everything green by making activities fun. Recycling, composting and reusing is even hard for adults to get in the habit of. However, by incorporating your child's favorite cartoon character or creating a game out of the activity, you will engage your little one to follow along.
Read and provide educational materials that shed a positive light on eating a plant-based diet and caring for the environment. Books and magazines that make these things cool and rewarding can foster discussion between you and your child. Plus, walking to the library is a great way to exercise and enjoy the fresh air.
Try to get the entire family on the same page. It's going to be harder for your child to want to join in when one of his/her parents isn't engaged as well. So have family dinners together and do eco-friendly activities together too. It creates a support system and your child will want to emulate immediate family members.
Children need to know that they're wanted and that they're wants count too. So give them healthy choices and compassionate lifestyle paths to choose from. When junk food, meat and dairy aren't an option in the household, your child will conform and pick from the healthier alternatives you're providing. It's the same thing with reusing, reducing and recycling...when you make these habits fun and rewarding, your child will be encouraged to participate.

Your Sales Rapport with Caruso!

Recently I real that successful salespeople understand that making the sale has much more to do with developing trust and rapport than it does with issues of lowest price, highest quality or the largest company. Unfortunately, far too many salespeople unintentionally sabotage their chances of making a sale by skipping the "small talk" and getting right down to business. On the surface, this approach might appear to be an effective use of time, but can become a huge mistake that will cost tons of money over the long haul. Any architect will be quick to tell you that a strong foundation must be laid first before you can build the walls.
Likewise, before you can expect your prospect to buy your products or services, he or she must first like and trust you as a person.
There is no actual set amount of time for the warm up phase of the appointment, because some prospects naturally warm up faster than others. Your prospect will literally show you-through his or her body language-when rapport has been established and the moment is right for you to smoothly transition into the sales presentation. Make note of your prospect's body language gestures when you first begin talking and watch for the flow of gestures to move from closed to open. For example, if your prospect begins the appointment by sitting back in his or her chair with folded arms and crossed legs, you must continue the warm up until he or she shows open gestures and leans forward towards you.
Here are some tips I have come along to help you build rapport and quickly warm up your next prospect:
Make your prospect feel comfortable by offering him or her something to drink-tea, water, soft drink or coffee.
Look for common ground and points of mutual interest. Good topics include children's activities, sporting events, hobbies, vacation plans and the old standby-the weather. Obviously, you want to stay away from any topics that might be controversial or polarizing, such as politics or religion.
Pay attention and listen closely. Take notes and ask open-ended questions to gain information and get your prospect talking.
Use open body language, smile frequently and maintain good eye contact.
Listen more than you talk. Keep the focus of attention on your prospect and not on yourself.
Avoid the temptation of interrupting your prospect when he or she is speaking.
Match your prospect's rate of speech and voice tone. If you speak quickly and your prospect speaks slowly, it's up to you to make the adjustment.
By focusing on these rapport-building tips, you should see a dramatic increase in your sales effectiveness and all of your client relationships will be strengthen.
