How one dumb post killed the real estate deal!

I read an article on MSN about how we share too much personal information online on via social media sites. One tweet, one post could kill the deal or the negotiations.

One homebuyer learned the hard way when she posted on her facebook page. She posted, “Found our dream house!” and she named the highly sought after neighborhood where she had been looking for several months.

She didn't think anyone but those in her small circle of friends were reading the post, said her realtor. "Unfortunately, a friend saw the post and shared it with a pal who was looking in the same neighborhood." The friend of the friend moved in quickly. She tracked down the listing agent and offered more money, snatching the home from under the Facebook poster, who later learned through the grapevine how she'd shot herself in the foot with her post.

Another example is when you’re in negotiations. Too many people are so entwined with Twitter and social media that they find it hard to not disclose every detail of their lives. A buyer will tweet. “I just put in an offer. Cross your fingers for me. But I'll do whatever it takes. I'll go another $20,000 higher.” While another may post, “I’ll do whatever it takes to get this home sold, long escrow…sell it way below the listed price…”

Agents can also misuse social media and hurt themselves! They may complain about the listing, the open house, the buyers, the sellers or another agent. A post like this, "Sitting at an open house, again! This listing is totally overpriced." can also violate an agent's duty, to keep client information confidential.

Unless you adjust the privacy of your facebook wall and ensure that your profile doesn't come up in facebook search results, strangers could read your posts just by searching for you. On Twitter, you have a number of choices when it comes to privacy. If you don't want your followers sharing or re-tweeting your messages to others, or if you don't want the general public to see your tweets, check ‘protect my tweets’.

Take care that what you say cannot be used against you, says Gahlord Dewald, an expert in online technology who specializes in real-estate marketing and analytics. Be very neutral in what you say. Agents, many of whom are natural communicators, were among the early adopters of social media, using the platforms to market their services and connect with clients. It pays to be discreet. I’ll tweet to that!

Caruso's Soft Side....

I came across this story the other day while surfing the web. I found it very touching and I thought it was something everyone should read. Unfortunately the author is unknown but I feel it has a great message that everyone can take something from.

When I got home that night as my wife served dinner, I held her hand and said, I've got something to tell you. She sat down and ate quietly. Again I observed the hurt in her eyes.

Suddenly I didn't know how to open my mouth. But I had to let her know what I was thinking. I want a divorce. I raised the topic calmly.

She didn't seem to be annoyed by my words, instead she asked me softly, why?

I avoided her question. This made her angry. She threw away the chopsticks and shouted at me, you are not a man! That night, we didn't talk to each other. She was weeping. I knew she wanted to find out what had happened to our marriage. But I could hardly give her a satisfactory answer; she had lost my heart to Jane. I didn't love her anymore. I just pitied her!

With a deep sense of guilt, I drafted a divorce agreement which stated that she could own our house, our car, and 30% stake of my company.

She glanced at it and then tore it into pieces. The woman who had spent ten years of her life with me had become a stranger. I felt sorry for her wasted time, resources and energy but I could not take back what I had said for I loved Jane so dearly. Finally she cried loudly in front of me, which was what I had expected to see. To me her cry was actually a kind of release. The idea of divorce which had obsessed me for several weeks seemed to be firmer and clearer now.

The next day, I came back home very late and found her writing something at the table. I didn't have supper but went straight to sleep and fell asleep very fast because I was tired after an eventful day with Jane.

When I woke up, she was still there at the table writing. I just did not care so I turned over and was asleep again.

In the morning she presented her divorce conditions: she didn't want anything from me, but needed a month's notice before the divorce. She requested that in that one month we both struggle to live as normal a life as possible. Her reasons were simple: our son had his exams in a month's time and she didn't want to disrupt him with our broken marriage.

This was agreeable to me. But she had something more, she asked me to recall how I had carried her into out bridal room on our wedding day.

She requested that every day for the month's duration I carry her out of our bedroom to the front door ever morning. I thought she was going crazy. Just to make our last days together bearable I accepted her odd request.

I told Jane about my wife's divorce conditions. . She laughed loudly and thought it was absurd. No matter what tricks she applies, she has to face the divorce, she said scornfully.

My wife and I hadn't had any body contact since my divorce intention was explicitly expressed. So when I carried her out on the first day, we both appeared clumsy. Our son clapped behind us, daddy is holding mommy in his arms. His words brought me a sense of pain. From the bedroom to the sitting room, then to the door, I walked over ten meters with her in my arms. She closed her eyes and said softly; don't tell our son about the divorce. I nodded, feeling somewhat upset. I put her down outside the door. She went to wait for the bus to work. I drove alone to the office.

On the second day, both of us acted much more easily. She leaned on my chest. I could smell the fragrance of her blouse. I realized that I hadn't looked at this woman carefully for a long time. I realized she was not young any more. There were fine wrinkles on her face, her hair was graying! Our marriage had taken its toll on her. For a minute I wondered what I had done to her.

On the fourth day, when I lifted her up, I felt a sense of intimacy returning. This was the woman who had given ten years of her life to me.

On the fifth and sixth day, I realized that our sense of intimacy was growing again. I didn't tell Jane about this. It became easier to carry her as the month slipped by. Perhaps the everyday workout made me stronger.

She was choosing what to wear one morning. She tried on quite a few dresses but could not find a suitable one. Then she sighed, all my dresses have grown bigger. I suddenly realized that she had grown so thin, that was the reason why I could carry her more easily.

Suddenly it hit me... she had buried so much pain and bitterness in her heart. Subconsciously I reached out and touched her head.

Our son came in at the moment and said, Dad, it's time to carry mom out. To him, seeing his father carrying his mother out had become an essential part of his life. My wife gestured to our son to come closer and hugged him tightly. I turned my face away because I was afraid I might change my mind at this last minute. I then held her in my arms, walking from the bedroom, through the sitting room, to the hallway. Her hand surrounded my neck softly and naturally. I held her body tightly; it was just like our wedding day.

But her much lighter weight made me sad. On the last day, when I held her in my arms I could hardly move a step. Our son had gone to school. I held her tightly and said, I hadn't noticed that our life lacked intimacy.

I drove to office.... jumped out of the car swiftly without locking the door. I was afraid any delay would make me change my mind...I walked upstairs. Jane opened the door and I said to her, Sorry, Jane, I do not want the divorce anymore.

She looked at me, astonished, and then touched my forehead. Do you have a fever? She said. I moved her hand off my head. Sorry, Jane, I said, I won't divorce. My marriage life was boring probably because she and I didn't value the details of our lives, not because we didn't love each other anymore. Now I realize that since I carried her into my home on our wedding day I am supposed to hold her until death do us apart.

Jane seemed to suddenly wake up. She gave me a loud slap and then slammed the door and burst into tears. I walked downstairs and drove away.

At the floral shop on the way, I ordered a bouquet of flowers for my wife. The salesgirl asked me what to write on the card. I smiled and wrote, I'll carry you out every morning until death do us apart.

That evening I arrived home, flowers in my hands, a smile on my face, I run up stairs, only to find my wife in the bed - dead.

My wife had been fighting CANCER for months and I was so busy with Jane to even notice. She knew that she would die soon and she wanted to save me from the whatever negative reaction from our son, in case we push through with the divorce.-- At least, in the eyes of our son--- I'm a loving husband....

The small details of your lives are what really matter in a relationship. It is not the mansion, the car, property, the money in the bank. These create an environment conducive for happiness but cannot give happiness in themselves. So find time to be your spouse's friend and do those little things for each other that build intimacy. Do have a real happy marriage!

Many of life's failures are people who did not realize how close they were to success when they gave up.

Caruso's End of the Summer Housing Market Update!

Since we have come to an end of the summer I thought I would provideyou with an end of the summer real estate sales and inventory report. Specifics include Orange County and a look at how we compare to the National trends.



August 2011 Real Estate search results are in and Orange County, CA was the #16 most searched market in the country during August 2011. This is based on data released recently by Realtor.com, which is the #1 homes for sale Real Estate search web site.



The median list prices for homes in Orange County, CA hit $449,000 in August 2011, a -6.44% decrease from one year ago this month, and -0.22% decrease from July 2011. The national median list price in August 2011 was $189,900, a 0.48% increase compared to August 2010. The median decrease is a result of more homes selling in the lower price bands.



The active “for sale” inventory of homes in Orange County, CA in August 2011 leveled out at 15,828, a -12.10% decrease compared to August 2010. The National inventory counts for August 2011 were 2,267,327, a -19.00% decrease as compared to a year ago.



The median age of inventory in Orange County, CA in August was 87 days, a 1.16% increase compared to July 2011. Nationally, the median age of inventory was 103 days, a 6.19% increase to July.

Did You Know with Caruso....

Did you know, the Chicago area now has the nation’s largest inventory of foreclosed homes, outpacing Miami, Los Angeles and Phoenix, according to a data compiled by RealtyTrac. Chicago had 118,776 homes owned by a bank or in the process of foreclosure in May. That compares with 86,745 in Los Angeles and 84,600 in New York City- the top three inventories in the nation. According to RealtyTrac, foreclosed properties are selling at a much slower pace in Chicago than most other metro areas. And now you know!

Caruso's Lawn Insects

Contrary to popular belief, insects are not a common cause of residential lawn damage in California. Poor lawn care, especially improper watering and planting inappropriate grass species, are more likely causes of unhealthy or dying lawns. Disease-causing agents, excess or inappropriate use of chemicals such as fertilizer and herbicides or dog urine also produce lawn damage resembling that of insects. Many insects in the lawn are beneficial. Never apply an insecticide unless a damaging level of a known insect pest is confirmed. Insecticides are only effective if applied at the right time and in the right matter. Some insecticides may kill good buys too.



How do you know if insects are causing damage?

- Brown spots in lawns can be caused by over – or under – irrigation, plant disease, improper use of chemicals, or dog urine as well as insects.

- Confirm presence of insects before applying an insecticide. For grubs dig around roots and for other insects perform a drench test.



How to Perform a Drench Test:

- Mix 3-4 tablespoons of dishwashing liquid to 2 gallons of water.

- Evenly apply the 2 gallons to 1 square yard of your lawn.

- Monitor the area for 10 minutes and count the number of armyworms, cutworms, or lawn moth larvae that rise to the surface.

- Treat the area only if insect numbers exceed 5 armyworms or cutworms or 15 lawn moths per square yard.



If a Damaging Level of Insects is Confirmed, Do the Following:

- Choose an insecticide based on the pest you’re targeting

- Find out which insecticide ingredients target specific lawn insects:

- Bacillus thuringiensis (bt) kills only caterpillars, including cutworms, lawn moths, and skippers.

- Insect-attacking nematodes control caterpillars of grubs.

- Azadirachtin controls cutworms, armyworms, and larvae of lawn moths.

- Imidacloprid is effective against young lawn grubs.

- Pyrethroids (e.g. cyfluthrin, bifenthrin) are broadly toxic insecticides that kill chinch bugs, lawn moths and cutworms, but also kill beneficial insects and should be avoided.



Keep Your Lawn Healthy By:

- Planting grass species that do well in your area.

- Irrigating deeply and infrequently.

- Doing routine maintenance on sprinkler heads.

- Appling only 3 to 6 pounds of actual nitrogen per 1000 square feet per year when fertilizing.

- Aerating your lawn annually; remove thatch if it exceeds ½ inch.

- Cutting only one-third to one-half of grass height at each mowing and keeping lawnmower blades sharp.

Irish Golfer...

A golfer playing in Ireland hooked his
drive into the woods. Looking for his ball,
he found a little Leprechaun flat on his back,
a big bump on his head and the golfer's ball
beside him.

Horrified, the golfer got his water bottle from
the cart and poured it over the little guy,
reviving him.

'Arrgh! What happened?' the Leprechaun asked.

'I'm afraid I hit you with my golf ball,' the golfer says.

'Oh, I see. Well, ye got me fair and square.
Ye get three wishes, so whaddya want?'

'Thank God, you're all right!' the golfer
answers in relief. 'I don't want anything,
I'm just glad you're OK, and I apologize.'

And the golfer walks off.

'What a nice guy,' the Leprechaun says to himself.

I have to do something for him. I'll give him
the three things I would want... a great golf game,
all the money he ever needs, and a fantastic sex life.'

A year goes by and the golfer is back.
On the same hole, he again hits a bad drive into
the woods and the Leprechaun is there waiting for him.

'Twas me that made ye hit the ball here,'
the little guy says. 'I just want to ask ye,
how's yer golf game?'

'My game is fantastic!' the golfer answers.
I'm an internationally famous golfer now.'
He adds, 'By the way, it's good to see you're
all right.'
'Oh, I'm fine now, thank ye. I did that fer yer
golf game, you know. And tell me, how's yer money
situation?'

'Why, it's just wonderful!' the golfer states.
'When I need cash, I just reach in my pocket
and pull out a 100 bills I didn't even know were there!'

'I did that fer ye also.' And tell me, how's yer sex life?'

The golfer blushes, turns his head away in embarrassment,
and says shyly, 'It's OK.'

C'mon, c'mon now,' urged the Leprechaun,
'I'm wanting to know if I did a good job.
How many times a week?'

Blushing even more, the golfer looks around then whispers,
'Once, sometimes twice a week.'

'What??' responds the Leprechaun in shock.
'That's all? Only once or twice a week?'

'Well,' says the golfer, 'I figure that's not bad for
a Catholic priest in a small parish.'

Caruso's *9/11 REMEMBRANCE* OC Happenings

NORTH COUNTY


ANAHEIM
The city will mark the 10th anniversary of the Sept. 11 terrorist attacks with a remembrance featuring a speech by the brother of Charles “Chic” Burlingame, the pilot of American Airlines Flight 77, which was crashed into the Pentagon. Chic Burlingame and his brother Brad Burlingame grew up in Anaheim. The memorial service is planned for 12:30 p.m. at the Pearson Park Amphitheatre, 401 N. Lemon St. Information: anaheim.net. The Angels play the Yankees. An American flag will be unfurled prior to the 12:35 p.m. game in a ceremony that will include first responders from several Southern California agencies.

BREA

Commemorate the heroes of Sept. 11 with an evening of special guests, music and remembrances at the Brea Olinda High School Stadium. Admission is free. Activities begin at 5 p.m. when the gates open for picnicking and music. The ceremony starts at 7 p.m. Brea’s police, fire and military also will be honored.

BUENA PARK

Speakers include: Angie Kardashian, noted volunteer restaurateur who quit a successful catering career in Yorba Linda to serve first-responding firefighters at Ground Zero; Air Force Col. Wayne Scott, who participated in the Air Force's planning response to 9/11; and Kris Kawai of the Los Angeles Fire Department, who left California to join the rescue efforts at Ground Zero. All presentations are free and open to the public. Also at Nixon library there will be a 10th anniversary remembrance ceremony featuring a military honor guard, patriotic musical presentations by local choir groups, remarks by Orange County Sheriff Sandra Hutchens, and stories of bravery by 9/11 survivor and first-responder New York firefighter Joe Torrillo, who survived the collapse of both towers. The Interfaith Council of North Orange County is holding its 10th annual Light the Darkness ceremony. The program will include a keynote speech by Rabbi Frank Stern, performances by the Celebration USA Choir and Yorba Linda Presbyterian Church Bell Choir and “inspirational thoughts from the community.” The public event starts at 7 p.m. at Jessamyn West Park at the corner of Yorba Linda Boulevard and Palm Avenue. COSTA MESA

The city will host a remembrance ceremony 9-11 a.m. at the U.S. Army Reserve Center, 2651 Newport Blvd. Guest speakers from the Costa Mesa police and fire departments will be in attendance. A flag folding ceremony will be conducted by the Tustin Young Marines. Volunteer Commitment Fair at South Coast Plaza from noon to 4 p.m. nonprofit groups will gather for the ninth annual People Helping People Festival, encouraging community engagement through volunteerism. This year, residents can make volunteer commitments of at least one hour per month for the upcoming year. “I will” pledges can be made onsite with local nonprofit groups, by signing up to give blood to the American Red Cross or online through OneOC. This event is free to nonprofit exhibitors and all South Coast Plaza guests. Irvine Valley College has an annual observance at noon. Concordia University will host “9/11: Ten Years Later,” an afternoon of speakers and a remembrance ceremony with music. Woodbridge Community Church will host an informal afternoon gathering at North Lake Park. The noon-4 p.m. event will consist of prayer and remembrance. Attendees are encouraged to bring a picnic. “Lumen 9.11: Then, Now, Next – What Does Peacemaking Look Like Ten Years Later?” explores multicultural reconciliation through a series of presentations and panel discussions by Muslim and Christian authors, artists and commentators. The event is scheduled 2-5 p.m. at Mariners Church in Irvine, and is open to all members of the community. Admission is free. The players are the finest undergraduate and post-graduate musicians in Orange County. Everyone is invited to attend. SANTA ANA

On Sept. 10, Generations of Service will be held at Monte Vista Elementary School from 10 a.m. to 1 p.m. Help inspire service and learning by bridging the generational gap. Join state Sen. Lou Correa, the Young Senators Program and local veterans for a beautification project at the school. A mural will be painted commemorating 9/11 events and veterans and instilling the value of volunteerism. On Sept. 10, nonprofit groups will host the “Change Santa Ana Feed 2000” event. The free food distribution event is first come, first served for Santa Ana resident families. On Sept. 10, the city will welcome the 2nd Battalion, 5th Marines to commemorate Patriot Day and mark the 10th anniversary of the Sept. 11 terrorist attacks. The 2/5, the city’s adopted battalion, will be hosting a display where the public can meet Marines and get a close-up view of military vehicles and weaponry. The free event is 10 a.m.-1 p.m. at City Hall, 22112 El Paseo. At 11 a.m., the mayor and City Council members, local Scouts, American Legion Post 862 and Veterans of Foreign Wars Post 6024 will hold a flag ceremony and a 21-gun salute and taps will be played. The family of Cpl. Jordan Stanton, who was killed in action in Afghanistan in March, will be attending. Stanton had joined the military as a result of 9/11. As well as the OCFA Remembrance Service. San Juan Capistrano will host a 9/11 Day of Remembrance at 8 a.m. Sunday at Historic Town Center Park, 31806 El Camino Real, including an Orange County Sheriff's Department color guard and bugler, Orange County Fire Authority fire trucks, an invocation by Monsignor Arthur Holquin of Mission San Juan Capistrano and comments by Mayor Sam Allevato, Fire Services Chief Keith Richter and Sheriff Sandra Hutchens. At 8:45 a.m., the mission bells will ring to signify when the first hijacked plane hit the World Trade Center in New York City on Sept. 11, 2001. Students from Capistrano Valley Christian Schools will sing “God Bless America” and the Rev. Phil DeVaul will give a closing prayer. Coffee and doughnuts will be served. Caruso's Credit Card Update!

Many people who feel they are prepared to enter the real estate market by purchasing their first home have experienced a roadblock to good mortgage rates – their credit cards. Credit cards can play a positive, but also a negative role in the process of purchasing a home.

There is not a doubt that having a credit card can work highly in your favor when it comes time to shop around for your first home. If you have a consistent history of timely credit card payments this builds a strong credit rating. Having a high credit score not only will secure you a mortgage quickly, but one with very competitive rates.

Your credit card can be very influential when determining what mortgage you are seeking because the credit card payments are added to what the payments ‘would be’ on a possible mortgage to determine how much can be afforded.

Purchasing a house requires you to have a certain percentage of cash for the down payment and affiliated costs (such as legal fees). Generally speaking, the more cash you can put toward the down payment the lower the mortgage cost.

For those who may not be in such a desirable position, they need to examine their loan-to-debt ratio. First, take a look at your monthly gross income. Lenders use terminology including front-end ratios. What this means is that a front-end ratio is the payment a purchaser can afford from the lender’s perspective, regardless of what you may want to pay monthly. The back-end ratio reflects the mortgage payment plus all debt.

If your credit card carries a high balance or if there have been some recent struggles paying the credit card monthly payment by the due date, this may not be such a good time to consider shopping for your first home. This will reflect on the lender’s outlook at your ability to be financially responsible in paying a mortgage. There are inevitably some high-risk lenders who exist and are willing to take a chance on what is considered a risky mortgage loan, but the interest rates will reflect this by being much higher; therefore the monthly payment may be more than what is realistically affordable.

Some first-time home buyers ask if they can have their credit card debt added to the mortgage they are seeking so that it eliminates this debt. The answer is no. When you buy a house, the mortgage is secured by ‘collateral’ and that is the house. A lender will not provide a loan for anything other than the collateral.

Some people have made a serious mistake by taking cash advances from their credit cards to use as a down payment. This cannot be stressed enough – not only can this become a financial disaster to the individual, it is breaking the rules. Those who are determined to break these rules have taken out cash advances well in advance of buying their first home and have put this money into a savings account. The only way this can work is if the cash advance is taken out more than two months before applying for a mortgage and have that cash sit in the bank. The money then avoids questioning from the lender because any length of time shorter than that means you will have to come up with the required documentation to validate the source of the money.

While there are ways around the rules, it is really important to understand why these rules exist – they are designed to prevent people from doing this because it ultimately ends up becoming a serious financial nightmare.

Bottom line; keep your credit cards in good shape by maintaining a consistent history of timely credit card payments and a low balance. The reward in doing so will help the first time home buyer in obtaining the best-available mortgage.

First Times...

The time has come, finally. You are about to enter your first time…buying a house! This can be a very scary yet exciting time in ones life. It is imperative as agents that we are aware of some of the expectations new home buyers have when they venture into buying their first home. Some things will always remain the same, but as generation X & Y enter into the Real Estate world it is important to know some of the top things they are looking for when purchasing their first home. I came across a survey that was done earlier in the year by Coldwell Banker that uncovered what’s import to first-time buyers. The top 3 things that most first-timers looked for was;



~ 78% of respondents said a home had to be in an area convenient to shops and services.



~ 3 quarters of buyers said it was important to be close to their workplace.



~ Nearly 2/3 said it was important to be near “highly rated” schools.

Caruso's Cell Phone Emergency Tips ~ A MUST Read!

I received this through a chain of emails and I thought it was something everybody should be aware of. I would print this list out and keep in in your car or wallet for the future. Here are 4 things you might not have known about your Cell Phone

There are a few things that can be done in times of grave emergencies. Your cell phone can actually be a life saver or an emergency tool for survival. Check out the things that you can do with it:

1.) Emergency: The Emergency Number worldwide for Mobile is 112. If you find yourself out of the coverage area of your mobile network and there is an Emergency, dial 112 and the mobile will search any existing network to establish the emergency number for you, and interestingly, this number 112 can be dialed even if the keypad is locked. Try it out.


2.) Hidden Battery Power: Imagine your cell battery is very low. If you're like me, my cell phone battery seems to start dying towards the end of the day. To activate, press the keys *3370#. Your cell phone will restart with this reserve and the instrument will show a 50% increase in battery. This reserve will get charged when you charge your cell phone next time.


3.) How to Disable a STOLEN Cell Phone: To check your cell phone's serial number, key in the following Digits on your phone *#06# , then a 15-digit code will appear on the screen. This number is unique to your handset. Write it down and keep it somewhere safe. If your phone is stolen, you can call your service provider and give them this code. They will then be able to block your handset so even if the thief changes the SIM card, your phone will be totally useless. You probably won't get your phone back, but at least you know that whoever stole it can't use/sell it either. If everybody does this, there would be no point in people stealing mobile phones.


4.) Free Directory Service for Cell Phones: Cell phone companies are charging us $1.00 to $1.75 or more for 411 information calls when they don't have to. Most of us do not carry a telephone directory in our vehicle, which makes this situation even more of a problem. When you need to use the 411 information option, simply dial (800) FREE411 or (800) 373-3411 without incurring any charge at all. Online videos. I’m sure you have heard about it & I am sure you have seen some. Many agents I speak to are a little hesitant to go down the path of producing Real Estate Videos. Their hesitation seems to be that they have no idea about what to do once it has been produced. My advice to any agent wanting to use online video marketing is “Investigate your options”. A successful campaign means broadcasting it to the largest audience you can reach. So here are a few ideas to certainly get you on your way.



Youtube – any digital format video should be uploaded here, it’s free and optimized correctly will rank very competitively in the Google Search results. This is free



Email – Include a link to your video in your email marketing.



Real Estate Portals – Nearly all portals allow for a video link to be embedded into the listing. This won’t cost you anymore then what you are already paying.



Your own website – A no brainer and an extra benefit to the SEO of your own site. You may need to check with your web developer to see if video can be incorporated into your site. If it can’t, then it’s time to upgrade



Print Media using QR Code – This is the link between your printed marketing and your online marketing. QR readers are available for most smart phones and users only need to scan the code to link them directly to the video on youtube.



Social Media – Broadcast to your fans and followers using facebook, twitter, linked in, Google+ Anywhere really where you can place a link or a video. Nowadays there are buttons to link everything together so now you can post your video virtually everywhere online that you have a account with.



Window Display TV or in house video – It’s a nice touch to have a screen set up in your reception area or window display which can loop through current listings.
