CHILEAN MINERS TO BE RESCUED VERY SOON!!

After 68 days trapped more than 2,000 feet in a small dark and hot shelter, the longest anyone has survived this type of disaster. The first of 33 trapped miners will be hoisted to freedom Tuesday night. The 32 Chilean miners and 1 Bolivian miner have survived since the Aug. 5 mine collapse that trapped the men in their tiny shelter, the size of an average living room.

The drillers have finally completed the escape shaft, and have tested the 14 foot escape capsule that has been dubbed, The Phoenix, several times. It is equipped with a communications system, oxygen supply and safety harness. The government said four members of the rescue team, two engineers and two medics will be lowered down the shaft first to assist in the operation and to evaluate the physical and mental state of the miners. The journey to the surface is expected to take between 25 to 50 minutes, and the men will be hooked up to oxygen tanks with 90 minutes of air. They will also wear special glasses to shield their eyes from the sensitivity to light after being in the darkness for so long. If a miner becomes stuck, an escape hatch at the bottom of the capsule will open, drawing the miner back down to the chamber.

The miners will be formed into three groups - the medium strength miners will be released first, the weakest second, and the strongest last. If any of the men in the group becomes too terrified to make the claustrophobic journey, they will be sedated before they make the trip to the surface.

The first to be rescued will be 31 year old Florencio Avalos, who is relatively healthy despite his ordeal The last miner out will be Luis Urzua, 54, who was the shift foreman when the mine collapsed, and has been the person to keep order and unity in the chamber and showed true leadership during the ordeal.

The men will be taken to a hospital and observed for 48 hours before being reunited with family. As the world awaits for their heroic rescue. We will keep them in our prayers.

Would you eat genetically engineered salmon or Frankenfish

Would you eat food that has been genetically engineered?


The Food and Drug Administration is beginning a two-day meeting on whether to approve the marketing of the genetically engineered fish, particularly salmon, which would be the first such animal approved for human consumption.

Critics have two main concerns: The safety of the food to humans and the salmon's effect on the environment.


Ron Stotish, chief executive of AquaBounty, said that his company's fish product is safe and environmentally sustainable. He aslo said, that the fish would be bred in better conditions than many of the world's farmed salmon, and could be located closer to towns and cities to help feed more people. The company has also said the increase in engineered salmon production, could help relieve endangered wild salmon populations.


Frankenfish, as the critics have named it, say it is possible that if the modified salmon is approved, consumers would not even know they were eating it, because the salmon would not need to be labeled as genetically engineered!


I think I'll pass on the genetically engineered salmon... I'm sticking to Wild Salmon!!!

The Consumer...

HOUSING AND THE CONSUMER

According to some, on a year-over-year basis home prices have now increased for the fourth straight month, following more than three years of declines. Home prices troughed a year ago and have increases by 4.6% since then. In a few regions, home prices are increasing fairly quickly. Even in those areas where housing boomed the most, the rate of home price decline has slowed significantly.
However, there are some factors that would place housing at risk of another dip. Those factors include; Unemployment remaining high, Mortgage delinquencies still climbing and Mortgage rate resets on Alt-A and Option ARM loans due to take place over the next year.
Consumers are worrried because the Consumer Confidence Index fell by 3.9 points in July to 50.4%, compared with market expectations for a somewhat smaller decline to 51.0%. Two components of the Index; Present Situation and Expectations both fell by 0.7% and 6.1 points, respectively.

Consumer assessments of the economy collapsed between October 2008 and February 2009 to their lowest level in 41 years that data have been collected. Between February through May 2009, confidence improved moderately but it has only been inching higher (on a trend basis) since then and the level of confidence is still subdued.

Confidence is still deeply mired in recessionary territory. Some believe much of this weakness is due to; High unemployment, Soft housing prices, Rising foreclosures, Tight credit standards and High gasoline prices.
Although the economy is growing again, consumer attitudes are lagging behind broader economic developments.

Jobs and Unemployment with Caruso!

It's A Fact:

Nearly 1 out of 10 able bodied adults among us is unemployed. The administration is telling us to expect a near 10% unemployment into the extended future (California over 12.5%). To date, over $787B has been spent as "stimulus" intended to create or "save" jobs, and Washington is asking for more.
Much of the stimulus is directed to public works that at best create only temporary jobs or more bureaucracy that produces no income, goods nor marketable services. Many of these "created" jobs will require more tax revenues to sustain. This is where taxes are eaten up.
An outrageous percentage of the bailout funds targeted for financial and auto sectors was spent to shore up fat pension funds and salaries. Approximately 1/2 of the private sector jobs are provided by small firms (less than 500 employees) with the other half by larger corporations. This is where new jobs, marketable goods and services are created, where taxes are generated to support the public job sector.
The stimulus has resulted in the expansion of the public sector (increased employment and pay) and the private sector has shrunk (higher unemployment, fewer jobs). Every new reform being initiated in Washington is adding additional cost and tax burdens on the private sector while it expands the public workforce (all job killers to the private sector).
To avoid the deficit accounting Washington is ignoring the stimulus spending by placing it "off budget" as they have with Social Security, Medicare and other entitlements they cannot pay for. Little to no attention has been given to the small employer to stimulate job growth from the bottom up. But, much is being done to discourage it while the government loads up at the top down, a reverse version of trickle-down economics.
Now, unemployment benefits from insurance paid are being morphed into entitlements paid out, while ignoring the source of new jobs to employ the unemployed.
The revitalization of the housing market depends on a healthy private employment sector. This is where households are created and income is generated to qualify for mortgages. This is the soil that needs to be revitalized and nourished, not neglected, over regulated and starved of nutrition. The housing market is tied to the jobs market.

Think Positive with Caruso!

Life can get tough. All of us need a pick me up every now and again. Things may not go our way or something negative may bring us down. It can be a challenge to stay positive among the ongoing challenges we face. So I thought I would provide you with some tips I have gathered from different articles that can help improve your attitude and be a more positive person when life gets tough.

1. Gratitude
Write a list of all of the things you are grateful for right now. This isn't always an easy task, but there are always things to be grateful for whether it is that you have food to eat or limbs to move. You can also decide that everyday, you will make a note of at least one thing you are grateful for. Writing these down will have the added impact of providing a reference to look back on when your attitude needs a boost.

2. Everything Happens for a Reason
Everything, I mean EVERYTHING that happens, happens for a reason. If you begin to evaluate every situation that challenges you and look at how it could be a benefit rather than a detriment to you, you will begin to change your attitude. Try and take every negative situation you come across and practice finding the positive reason for why this oculd be happening.

3. Random Acts of Kindness.
When we take time away from our own negative attitude to do something nice for someone else, it can really improve our attitude immediately. Buy someone you don't know a cup of coffee, smile to a stranger in line, send a complement to someone you care about, send a thank you card for excellent service received.

4. Exercise
I know this one is not always fun, but it honestly has a major immediate response to a negative attitude. By getting our body to move, it releases chemicals in our brains that are much needed mood enhances. Even dancing counts so have some fun with it and dance to some great music right away!

5. Celebrate your successes
Think of all of the things you have been successful doing in your life. Take full credit for everything you have done and then celebrate! Really celebrate. Put on some great music, jump up and down, party like you just won the lottery! Or just give yourself a pat on the back, because you deserve it!

6. Watch, read or listen to someone inspiring
Seeing where others have come from helps us to realize that our lives aren't so bad or that we can do it too. Find a favorite video or source of inspiration and watch it for immediate attitude shift.

7. Humor
Humor, much like exercise can cause the release of chemicals within our brains and help us to focus on something other than our negative attitude. Even the most humorless people can get benefit from laughing out loud.
We are all hard working individuals and have every right to have a positive attitude. If more of us can have a positive attitude, the world may be a better place, so keep your head up!

Caruso's Global Conservation Act

Global Conservation Act

Recently I've been told to keep an eye on the Global Conservation Act of 2010. It was introduced in the U.S. House of Representatives in March, and in June it was introduced to the Senate by Senators Tom Udall and Sam Brownback.

The Global Conservation Act would tap the power of the U.S. government's diplomatic and strategic resources to protect the environment and address an array of global environmental issues, including the destruction of forests and reefs. It would also establish a special coordinator, a presidential advisory committee, and an inter-agency working group on global conservation. Such entities would work on a national strategy and coordinate the various federal agencies. The bill identifies measurable goals and time frames for long-term global conservation.

Goals include:

• Protecting millions of square miles of land and sea
  
• Addressing illegal and unregulated fishing around the world
  
• Protecting natural sources of fresh water to several major population centers around the world
  
• Stopping the worst wildlife trafficking operations
  
• Stabilizing environmental destruction trends in areas vulnerable to conflict and instability
  

As our world grows increasingly intertwined through commerce, communication and culture, we must also work together to protect the earth's natural resources through conservation. This bill acknowledges the important role our natural resources play in global economics, health and security, and takes steps to strengthen the United States' involvement and productivity in conservation on a global scale.

Get Relaxed with Caruso!

Life gets chaotic. Sometimes it gets too chaotic. And when life gets hectic, you might find yourself daydreaming of calming tropical beaches, but unfortunately, sometimes it's just not that easy to get away. That's why I believe it's important to create a no-frills retreat in the most accessible place, no passport required: your home.

I suggest finding a quiet corner to designate as your in-house-oasis. Even if it's not an entire room, be sure your in-house-oasis has a different feel than the rest of the house. If it's just a section of a room, I suggest investing in a lightweight screen to separate it from the rest of the area. Also make sure your oasis is away from technology, including telephones, computers and televisions. And resist the urge to check work email or bringing your blackberry or iphone.

To add to the relaxing atmosphere you can paint the walls a soothing color. Experts recommend pale blues and greens or neutrals such as taupe, beige or brown. Make sure you avoid loud energetic shades such as bright yellows or reds. If you do add color, keep it monochromatic so vivid contrasts aren't distracting.

Next get rid of clutter. Then set up a big, comfy armchair and a small table that's just big enough for a steaming mug of tea, or a plate of food and a lamp. Less is more when decorating for stress relief. You can also add serene family photos to the walls so you'll be surrounded by the ones you love. Also consider placing candles in the area. Choose scents such as lavender, sandalwood or sage which can have a calming effect on the mind and body.

Boost Your Search Engine Ranking!

Recently I read that the majority of real estate agents are missing out on a key strategy that will yield them much higher rankings on Web search engines. Most practitioners are competing with each other over short-tailed keywords, which are just a few words strung together that Internet users type in for searching purposes.

However, this is a misguided step on the part of real estate professionals, since as much as 80 percent of all search engine activity actually uses long-tailed keywords - phrases typically consisting of five to seven words. For property searches, many prospective buyers have very specific details in mind and therefore will not search under a broad term such as "Los Angeles real estate," for example.

Rather, they are more likely to enter a phrase like "Los Angeles three bedroom home in gated community." They say, because agents are focused on short tailed keywords, there are thousands of Web sites competing for those same terms; meanwhile, the competition of long-tailed keywords is virtually nonexistent.

To be effective and successful in using long-tailed keywords, an agent must write up and index dozens, possibly even hundreds, of them in order to generate traffic and results. The keyword phrases can be inserted in blogs, social media posts, YouTube videos, classified ads on the Web, and article marketing and portal sites.

Daly Honored as OC Manager of the Year!

I just wanted to take this time to recognize a friend of mine Tom Daly.

The Orange Coast chapter of the Society for Advancement of Management has chosen Orange County Clerk-Recorder Tom Daly as its 44th Manager of the Year.

Daly earned the honor through his leadership in customer service and cost-efficiencies as the county's Clerk-Recorder since 2002, as well as for his accomplishments as mayor of Anaheim from 1992 to 2002.

Daly received the award at a May 13th dinner at The Phoenix Club in Anaheim. He was introduced by Stan Oftelie, former CEO of the Orange County Business Council and the group's 1995 Manager of the Year.

Among Daly's accomplishments highlighted by the group:
~Developing a multi-county electronic recording delivery system called SECURE, which is managed by Orange County and co-owned by Los Angeles, Riverside and San Diego counties. Sacramento and Santa Barbara counties also are partners in the system, designed to serve the entire state.
~Opening branch offices in Laguna Hills and Fullerton with free parking for easier access to his department's services for residents of North and South County.
~Protecting consumers by sponsoring two new laws which bar the use of full Social Security numbers in recorded documents. Daly's leadership also led to an agreement by The Department of Defense to allow veterans to keep only partial SSNs on military discharge forms.

Decline in Home Size

The size of new single-family homes completed declined last year, dropping to a nationwide average of 2,438 square feet, according to detailed information about the characteristics of new homes completed in 2009 that was released recently by the Census Bureau.

After increasing continually for nearly three decades, the average size of single-family homes completed in the United States peaked at 2,521 square feet in 2007. It was essentially flat in 2008, then dropped in 2009, so that new single-family homes were almost 100 square feet smaller in 2009 than in 2007.

We can't forgot about the decline in the size of new homes when the economy lapsed into recession in the early 1980s. The decline of the early 1980s turned out to be temporary, but this time the decline is related to phenomena such as an increased share of first-time home buyers, a desire to keep energy costs down, smaller amounts of equity in existing homes to roll into the next home, tighter credit standards and less focus on the investment component of buying a home. Many of these tendencies are likely to persist and continue affecting the new home market for an extended period.

Also the average square footage of new single-family homes completed is only one measure of new home size. The Census Bureau also reports average square footage in a quarterly release based on starts rather than completions, which is sometimes useful when market conditions are changing rapidly.

In keeping with their slightly smaller size, new single-family homes completed in 2009 had fewer bedrooms than previously. After increasing for almost 20 years, the proportion of single-family homes with four bedrooms or more topped out at 39% in 2005; it was 34% last year. The proportion of single-family homes with three bedrooms increased from 49% to 53% between 2005 and 2009.

New single-family homes completed last year also had fewer bathrooms than previously. The proportion of homes with three or more bathrooms was 24% last year, a decline from the peak of 28% in both 2007 and 2008. The percentage of single-family homes with two bathrooms increased from 35 to 37 last year, and the percentage with 2½ bathrooms was at 31% for the third consecutive year. The proportion of single-family homes with 1 or 1½ bathrooms has been below 10% for more than a decade.

In 1973, the first year for which the Census Bureau reports characteristics of single-family homes completed, most new single-family homes-67%-had only one story. Twenty-three percent had two or more stories, and 10% were split levels.

The proportion of one-story homes declined steadily for more than three decades, dropping to a low of 43% in 2006 and 2007. At the same time, the proportion of single-family homes with two or more stories increased, rising from 23% in 1973 to a high of 57% in 2006 (split level homes currently account for less than one percent of all single-family homes). Since 2006 the trends have been reversed, as the share of single-family homes with one-story increased to 47% last year, while the share with two or more stories dropped to 53%.

Regional Differences in Completed Single-Family Homes

The Census Bureau's data on characteristics of completed single-family homes also showed regional differences.
In 1973, less than half of all new single-family homes completed had air conditioning; in 2009, 88% were air conditioned nationwide. Regionally, the proportion ranged from a low of 69% in the West to a high of 99% in the South. The Northeast and Midwest were at 75% and 90%, respectively.

Nationwide, 62% of new single-family homes completed in 2009 had two-car garages, and 17% had garages for three or more cars. However, there were clear regional differences. Three-car garages were found in only about 11% of homes in the Northeast and the South. In the Midwest, 30% of all homes had three-car garages, and in the West, 26%.

Regional differences were especially pronounced in the selection of exterior wall material. Nationwide, 34% of all single-family homes completed in 2009 had vinyl siding, 23% were brick, 19% were stucco and 13% had fiber cement siding.

Vinyl siding predominates in the Northeast, where it accounted for 74% of the market; wood was a distant second with a 12% market share. In the Midwest, vinyl siding accounted for 62% of the market, while wood and brick were at 15% and 11%, respectively.

Brick was the leader in the South, where it was found in 40% of new single-family homes. Twenty-eight percent of new homes in the South had vinyl siding and 13% had stucco.
The Census Bureau began reporting statistics on fiber cement siding, which is relatively new to the market, in 2005. It already accounts for 24% of the market in the West. Stucco and wood account for 52% and 15% of the market, respectively, in that region.

Saying Thank You the Caruso Way!

Recently I read an article on CNN.com about handwritten letters in the digital age. Now I have spent years watching how top-producing real estate pros run their business and I've come to conclusion that each has their own secret sauce to making business happen. However, every one of the practitioners Ive come into contact with has stressed the importance of touching people in a special way.

A lot of Realtors keeps stacks of thank-you notes in their office and home. Some make it a point to sit down at the end of the day to quickly write thank-you's to the people who attended their open houses or called for a lead. I feel that people remember Realtors who write thank you notes more because they took the time to write the note and mail it.

However, if you're worried about your handwriting, there is a solution. Through http://www.sendoutcards.com/ you can type out your message, then the site prints your message using a font very similar to handwriting and mails it.

Of course e-mails work too, but they should be sent immediately when a potential client gets in touch. Yet, thank-you notes stand out even more when other sales associates are banging out quick messages on their smartphones. While thank-you notes will not make or break a business, I have noticed that these small personal touches add up to big successes.

Summer Solstice 2010: Why It's the First Day of Summer

Why summer starts today, and why it's the longest period of daylight....but not the hottest.
Today, June 21, 2010 is officially the first day of summer in the Northen Hemisphere, and is the longest day of sunlight.

The summer solstice is a result of the Earth's north-south axis being tilted 23.5 degrees relative to the sun. The tilt causes different amounts of sunlight to reach different regions of the planet.
Today the North Pole is tilted closer to the sun than on any other day of 2010. The opposite is true for the Southern Hemisphere, which today it is the winter solstice, the shortest day of the year.

The Equator is the line on which the days are the same length, i.e. 12 hours, every day of the year. Everywhere else, this occurs only on the equinoxes. The Tropics of Cancer and of Capricorn, are lines on which the sun is directly overhead exactly once a year: on the northern summer solstice for Cancer and on the southern summer solstice for Capricorn. In the area between the two tropics -- i.e. the tropic zones, which includes the equator -- the sun is directly overhead exactly twice per year!

On the summer solstice, the Northern Hemisphere receives more sunlight than on any other day of the year, but that doesn't mean the first day of summer is also the hottest day of summer. The Earth's oceans and atmosphere act like heat sinks, absorbing and re-radiating the sun's rays over time. So even though the planet is absorbing lots of sunlight on the summer solstice, it takes several weeks to release it. As a result, the hottest days of summer usually occur in July or August.

So today, if you're in the Northern hemisphere you will experience the longest day of sunlight. So go out and enjoy the day!! :)

Caruso's Summer Home Maintenance!

Summer is a season full of many activities. Pool-side barbecues, family vacations, and children's backyard campouts are just a few. But there's another activity that sometimes gets overlooked, and that is summer home maintenance.

This season presents some prime opportunities to make sure your home is in good working order. Here are few areas you should add to your activity list;

1. Decks: Even the most well-constructed deck will need to be looked over for loose nails and screws, as well as warping or rotting wood. Replace any pieces that pose a safety risk. For easy cleaning, consider using a power washer. This will get rid of the dirt and grime that naturally collects throughout the year on decks.

2. Roof: Roofs require semi-annual inspections. Wind storms, hail, and regular old wear and tear mean you need to visually inspect your roof each year. Clean debris from your roof and look for missing and loose singles. Trim back branches that overhang onto the roof. And be sure your gutter is still free of debris.

3. Water Heaters: Your tank should be drained once a year. This will help with sediment build-up that is inevitable with water heater use. By draining the water heater you can add years to its lifespan.

4. Change air filters: Filters do their job well, and as such, they need to be changed often. Filters are part of what keeps your home protected from pollutants and allergens. And since they are inexpensive and easy to change, there is no reason not to add this task to your summer activity list.

5. Recreation: Pools are a popular destination during the summer months. Take this time to be sure that tiles and grout are in good repair, or that linings are free from holes in the case of above ground pools. Check your pool's chemistry often. That means twice a week during the summer. And don't forget to clean the pool skimmers often to make sure you get the best circulation, which is a must for any healthy pool.

Moving Up!

You have another baby on the way. Your aging parents have decided to move in. You are starting your own home-based business. There is an endless supply of reasons why a family may need to move up to a bigger, or nicer, home.

How do you know, though, that now is a good time to move up? Let's examine a few issues that will lead you to your answer.

Interest Rates. There is a huge difference between buying a home at 5 percent interest (June 2010), and buying one at, say, 13 percent interest (February 1983). The available rates can change from week to week, and how you qualify depends largely on your credit rating. The first order of business when considering interest rates is to contact a local mortgage lender to find out what rates would be available to you on what loans. Keep in mind rates also vary depending on the type of loan for which you are applying (fixed, adjustable, conforming, jumbo, 30 year, 15 year, etc.). Moving up to a bigger or nicer house will more than likely mean a bigger mortgage payment. Take an honest look at your budget to see if this makes sense for your family.

Equity. This is one way to avoid a bigger mortgage payment. If you have built substantial equity in your current home, and are selling in a good sellers market where you expect to receive around your asking price, then you could apply your profits from the sale of your current home towards your new mortgage.

Market Conditions. To find out your own local market conditions, contact your local real estate agent, or visit Realty Times. Is your market favoring buyers or sellers? Are homes selling quickly? Are prices appreciating or falling? These are all important questions to answer.

Wish list. Many first homes are starter homes, and as families grow, needs change. Neighborhoods change as well as residents age and jobs come and go. Take a moment to consider what area of town would be best for your family. Think about schools, commute times, and neighborhood amenities.

Twitter Killed the Video Star: MTV Seeks Official Twitter Jockey

I remember it well...I was there...When MTV hit the airwaves and we watched as our favorite bands and artists sang to us via television. It was the beginning of the video generation. I also remember a song that played called "Video Killed the Radio Star" by the Buggles. But that was long ago...

Now prepare to feel old. The music network has just embarked on a search for... wait for it... here it comes.... a TJ (Twitter Jockey)!!

According to the AP, MTV already has 18 candidates lined up, and is calling upon viewers to choose two more. The 20 Twitter hopefuls will compete in online challenges over the sultry days of summer, culminating in a live show on August 8 during which the audience will choose the voice of MTV's Twitter stream.

Dave Sirulnik, the executive in charge of the challenge, told the AP that the winner will be a liaison between the audience and the men and women behind MTV. "While they won't be on TV the way VJs were, they will always be on," he said.

MTV plans to use the TJ to take the pulse of the viewers, in a sense, and to alter programming accordingly. MTV is certainly not the first organization to hire an official Twitterer (although it is offering a six-figure salary, which is pretty sweet for a job that requires pumping out 140-word epistles) - hell, even the White House has embarked on a similar search - but the job it's offering is rather interesting. The TJ it chooses will have to both an online and offline personality (the winner will attend events and even appear on-air), as well as the ability to speak for both execs and fans.

While the name leaves something to be desired, we think this is a rather intelligent move on MTV's part - Twitter has become the official water cooler of today's more tech-savvy society, a place where folks congregate to talk about everything from TV shows to awards ceremonies - we've even ruminated in the past as to whether social media has helped award show ratings grow. Imagine the engagement level MTV could achieve by having a TJ tweet during, say, Video Music Awards, interacting with fans who may be chatting about the proceedings. It will be interesting to see how fans of the network react to the new hire.
