Caruso's Halloween Week ~ Last Minute

For all you last minute, very quick no-hassle, I need a costume RIGHT THIS SECOND, here are some ideas you can use;



· A green clown wig + a schoolgirl outfit = Broccoli Spears ( ha ha)



· A plastic laundry basket with holes cut out for legs + white balloons + a shower cap = Bathing Beauty



· A white dress + a pipe-cleaner halo + leaves in her hair and "dirt" on her face = Fallen Angel



· Black clothes + yellow electrical tape down your torso + toy cars + Velcro = Highway



· A pig nose + a blanket = Pig in a Blanket



· A blue T-shirt + cotton balls + tape + a water gun = Partly Cloudy With a Chance of Rain



· A polo shirt + khakis (or madras shorts) + a name tag = Jay Crew



· A clear umbrella (preferably dome- shaped) + party streamers or metallic ribbons = Jellyfish

TOMORROW Saturday, October 29, 2011 starting at 11am is the annual Anaheim Fall Festival & Halloween Parade. The Halloween Parade has been an Anaheim tradition since 1924, when baseball legend Babe Ruth was honored as the Grand Marshal of the celebration. The Fall Festival features game and food booths, live entertainment, craft fair, a children's costume contest and trick-or-treating. Food and craft booths are available for a nominal fee. October 28 and 29, 2011 beginning at 6:30pm is the annual Haunted Garden at the Arboretum. Every year the Fullerton Arboretum transforms their garden into a haven for all that goes bump in the night. But don’t worry, their guides will take you safely through the treacherous paths that wind through the dark forest the evil spirits call home. Tours through the garden begin at 6:30 pm both nights and run until the last tour leaves at 8:30. The end of the tour features a Haunter’s Ball, where there are games and activities for those lucky enough to make it through the garden. For the younger Halloween lovers, there is a special kids party on Saturday, October 29th. With friendlier 'monsters', the afternoon features a costume parade, pumpkin patch tours, crafts, games and a few surprises. This is suitable for children age 3-5. Caruso's Halloween Week ~ The History Behind Halloween!

The origin of Halloween dates back 2000 years ago to the Celtic celebration of the dead. A Celtic festival was held on November 1, the first day of the Celtic New Year, honoring the Samhain, the Lord of the Dead. Celtic ritual believed that the souls of the dead returned on the evening before November 1st. The celebration included burning sacrifices and costumes. These early events began as both a celebration of the harvest and an honoring of dead ancestors.

Halloween spread throughout Europe in the seventh century. It began with "All Hallows Eve", the "Night of the Dead". It is immediately followed by "All Souls Day", a Christian holy day.

The first lighted fruit was really carved out of gourds and turnips. European custom also included carving scary faces into the gourds and placing embers inside to light them. This was believed to ward of evil spirits, especially spirits who roamed the streets and countryside during All Hallows Eve.

Halloween history in America was very much influenced by Irish immigrants. The Irish brought the tradition of carving turnips and even potatoes with them to America. They quickly discovered that pumpkins were bigger and easier to carve. Bobbing for Apples is a tradition widely popular a few decades ago. It dates back to ancient roman times in honor of the Roman goddess of fruits and apples

Caruso's Halloween Week ~ DIY Costumes

Are you sick of going as a witch for Halloween? Don’t have the money to spend on a new costume? Don’t fret! A lot of people this year are making their own costumes using supplies you can find around the house. Plus another advantage of making your own costume is you’ll be the only one with it! So take the plunge! Make your own costume this year with these easy directions & you'll save time and money!

Bubblegum Stuck to a Shoe: Raid your closet and find a pink pair of leggings, a pink tee-shirt, and an old (but clean) shoe or flip-flop that you're willing to part with. Glue the shoe, bottom-side down, to a wide headband. Use a can of pink temporary hair color on your hair. After it dries, put on the headband you just made. Paint your nails a wild pink color and accessorize with pink bangles and necklaces.

Greek God/Goddess: Find an old white bed sheet and wrap it around your body length-wise one and a half times. Take the remainder of the fabric and throw it over your shoulder. Secure the fabric over your shoulder with a pretty gold brooch and cinch in your waist with a gold braided or chain belt to make sure your toga doesn't come undone. Use some fake ivy from your local craft store and glue it to a skinny headband. Find a pair of gold gladiator sandals and slip them on.

Scuba Diver: Use swim trunks and a swim shirt as the basis for the outfit, then add on air tanks made from two empty 2-liter soda bottles, duct tape, and clear plastic tubing. Make the walking-friendly flippers with crafts foam, and add a swim mask wired with crafts-foam coral and fish.


Beauty Queen: Make the upper portion of the "gown" by decking out a pink T-shirt with ribbon bows and arranging stick-on jewels around the neckline. For the bottom portion, fold two yards of tulle in half and sew the edges to a ribbon waistband. Cut wide ribbon and sew ends together at a diagonal to make the sash, and adorn it with letters traced onto and cut from sticky felt. Complete the ensemble with inexpensive purchased items including long gloves from a costume shop or department store, a dress-up tiara, play jewelry, and a bouquet of inexpensive silk flowers.



Mad Scientist: It's simple to complete the Dr. Jekyll-like transformation by spiking up your trick-or-treater's hair with colored hair spray and giving him oversize black glasses and a loosely knotted tie to wear. Fill small plastic vials with colored water and slip them into the coat pockets to complete this experiment gone awry.



Chef: With a dash of creativity and a sprinkling of fun, it's easy to whip up this chef costume for a boy or girl. Mimic the look of chef pants with patterned pajama pants and pair them with a matching T-shirt. Purchase a plain denim apron and decorate it with bits of jumbo rickrack, then spell out a saying such as "Yummm" on a plain chef hat using letters cut from adhesive-back felt. Accessorize the costume with a variety of kitchen tools, a rolling pin, a cleaver made from crafts foam, and a metal mixing bowl for treats. Toss in some faux vegetables to add to the recipe

The American tourist: For a guy - loud Hawaii shirt, shorts (if weather permits), large straw hat. For a girl - bright loud dress, flats, big sun hat, straw bag. Don't forget to have a camera, and maps hanging out, and that look of being lost. Guys can use a tourist bag, (like you get from travel agents, and gals can use the straw bag for their treats.

Basket of laundry...clean or dirty:Wear sweat pants and sweatshirt if it is cold. Tights and a turtleneck if you will be in a warm building. Take an inexpensive (thin) plastic laundry basket and cut a hole in the bottom that you can fit through. Make it small enough so that is "sits" on your hips after you pull it over your head. Fill basket with laundry and pin a few dryer softener sheets to your sweatshirt.

1960s Hippy: This one is hard, after all its all back in style! What is real, and what is costume? ;-) Tie die clothing, long wig, sandals, and headband, anything with fringe on it (vests, purse...) light colored sun glasses.

Nerd. Slick back the hair, grab some paints that are too short, white shirt, white socks, penny loafers, or lace up oxfords, pocket protector, with lots of pens, dark rim glasses (don't forget to tape the corner, or at least paper clip it) briefcase, or backpack for treat bag.

Caruso's Halloween Week ~ Protect Your Pets!

Halloween can be a traumatic and even dangerous time for your pets. Here are some common-sense tips to help protect & comfort your pets during Halloween.

•Don't leave your pets out in the yard on Halloween: there are plenty of stories of vicious pranksters who have teased, injured, stolen, even killed pets on this night.
•Trick-or-treat candies are not for pets: chocolate is poisonous to a lot of animals, and tin foil and cellophane candy wrappers can be hazardous if swallowed.
•Be careful of pets around a lit pumpkin: pets may knock it over and cause a fire. Curious kittens especially run the risk of getting burned.
•Don't dress the dog in costume unless you know he loves it. Otherwise, it puts a lot of stress on the animal.
•If you do dress up your dog, make sure the costume isn't constricting, annoying or unsafe.
•Be careful not to obstruct his or her vision; even the sweetest dogs can get snappy when they can't see what's going on around them.
•All but the most social dogs should be kept in a separate room during trick-or-treat visiting hours; too many strangers in strange attire can be scary for a dog.
•Be careful your cat or dog doesn't dart out through an open door.
While this can be a fun time for people and pets alike, remember that your pets are depending on you to keep them safe from the more dangerous goblins and ghouls that this holiday brings.

Proud Day for Laguna Niguel!

October 15, 2011 was a proud day for the City of Laguna with the dedication and grand opening of their new state of the art City Hall and Community Center.



Michael Caruso, Real Estate Broker and 17 year resident of Laguna Niguel met with and congratulated Laguna Niguel Mayer Gary Capata then took a detailed tour of the sparkling new state of the art City Hall campus.



The new facility has a Community Room, all the Administrative Building and Planning departments, Public Works department and City Attorney / City Clerk / City Manager and Mayors office. There is also a beautiful outdoor intimate amphitheater and a Emergency Operations Center to facilitate information and organization in the event of a catastrophe.

Get Referrals the Caruso Way!

Interesting thought - people may not believe what you have to say, but will always believe what others have to say about you. This is why eBay sellers are so hyper-sensitive to their ratings. When a seller doesn’t have 98% or higher positive ratings, people stop buying. Like it or not, if you are an investor or real estate professional, every buyer or seller is sizing you up – wondering whether he or she should trust you – whether you are the person he or she should do business with. If you can establish trust, you’re likely the one to get the listing (Realtor), or get the property under contract (Investor).

What better way to gain trust then to have others tell that buyer or seller how great you are? Here are some tips I have come across to help you get that recommendation!

Ask for the testimonial BEFORE the contemplated transaction: “Mr. Seller/Buyer, I’m going to do everything in my power to make this a smooth transaction for you. If I do a great job for you [or, if I meet or exceed your expectations], would you be willing to give me a testimonial after it’s all over?” This sets the proper expectations that: 1) you’re going to do a great job; and 2) you WILL ask for a testimonial when it’s over and the seller/buyer will be expecting to give one.
You can’t have too many: Don’t just rely on one or two testimonials. Make it a policy to get a testimonial with every transaction you do. There is psychology involved with volume – if a few people say you’re the best, it may be true. If 100 people say you’re the best, it’s a fact!
One benefit = one testimonial: Remember that people only buy your services based upon the benefits they derive from them. Your customers will always ask themselves, “What’s in it for me?” Turning the features of your business into benefits is a subject for a different day, but make sure you’re not trying to clump every benefit into every testimonial. It can sound fake. Example:
Good: “I was scared about whether I could get out of my house before all the legal nightmares started. Brandon closed on my home in only 5 days. In one week, I went from crazy-stressed to now living debt-free in a new home – and all those collection letters from attorneys? Gone! If you want out from under your troubles fast, call Brandon!!!”

Bad: “Brandon was the best investor ever. He closed fast. He was professional. He did what he said. Nobody else could give me the price I wanted. He was honest. Etc.”

Write it for them: There’s no doubt that people want to write wonderful things about you, but they don’t have the time or writing skills to do it. You’d be amazed at what people are willing to sign if you ask them to. Be bold! Ask them why they liked working with you, turn that into a glowing testimonial, and send it to them. If they really don’t believe it, they’ll tell you, or they won’t sign it, or they’ll write their own. You really can’t lose, because you’re never compelled to use any one testimonial – so go for it!
Be specific and vivid: “Mike was the best attorney ever.” Wow! That’s convincing —NOT!! Make sure the testimonial is as specific as possible, and full of colorful language. You need to paint a picture with your words -
“A few years ago I got sued by one of my customers. I tried to settle the case myself, but the other side wouldn’t give up. I was getting beat up — I felt like a human punching bag. But then I went to see Mike. He took the case for me and immediately went on the attack. He was vicious! Having Mike as your attorney is like having a fiesty pit bull that bites through its leash then starts ripping the flesh off the other attorney’s legs ha ha. The other side didn’t know what hit ‘em. Within a few weeks they waved the white flag and started begging for a settlement. Hire Mike because, if you don’t, the other side will!”

Who would you rather hire as a litigator?

Use videos: Many are camera shy, and you won’t get a lot of these, but what’s better than your former customers talking face-to-face with your future customers – telling them there’s no other option but you?
Don’t forget that whenever you get a testimonial from someone; make sure you get a quick one-page release form that allows you to use that testimonial in any of your websites, promotional materials, etc. If not, you could find yourself in legal trouble.

Testimonials are an integral part of your marketing strategy. Don’t forget about them just because everyone else does!

Caruso's Green News!

I have read in the news that many cities are adopting local ordinances prohibiting the use of Single use Plastic Bags & Styrofoam. Why take such drastic measures to eliminate a specific waste stream? A recent report by Clean Water Action & Clean Water Fund in California spotlights the litter from disposable plastics and other single-use containers, napkins, and fast-food packaging are the culprits in the flood of trash making its way from city streets and neighborhoods into area waterways and then the ocean. Plastics likely make up a size able portion of the marine debris that exists today. Exactly how much plastic debris is out there, or even what percentage plastic debris makes up, is very difficult to know. Whatever side of this issue you are on, we can all work together to be certain little and debris is properly disposed. We must keep our oceans clean!

Just Text Me...

"Just Text Me", used a lot with the Y Generation. Everything is Internet/Virtual based for this Generation.

Generation Y, who are in their late teens and early 20s now and are the largest generation since the Baby Boomers. These buyers want lots of “handholding” are tech savvy and know what they want before they even contact you. Here are some tips I have come across for working with Gen Y buyers:

It’s all about your website. You must have an accessible website that allows prospective buyers to search by lifestyle, neighborhood, school district and more. In addition, if you can its always great to have an iPhone app with your listings, include lots of property videos and pictures and link it all to your social media outlets. Everything is driven by the Internet so you must have good pictures & good information. In addition, having a blog and YouTube site is vital.

Communicate via text. Have a text sign rider. Users can text to get more information about the home texted back to them. Texts can send everything - pictures, information, videos etc. This generation, doesn’t like the hard sell. They don’t want a bunch of phone calls or even emails. They don’t check voicemail.

Stage the homes. If you can, stage homes so Gen Y buyers can see themselves moving in without doing any work. This generation wants to see more homes than older folks and often asks for advice from friends and family.

Ask for referrals. The best part about younger buyers is that they’re willing to help if you ask. Remind them to tell their family and friends that you can help them buy or sell a home. They’ll do it!

In general, Gen Y is used to instant information. They want to know everything about a property without having to call someone to give them details. That’s why your website is so important. In this business, it’s all about energy and optimism. Knowledge is confidence and confidence is trust.

Selling to the Sexes with Caruso!

Males & females are very different creatures and sometimes selling real estate can be different depending on their sex. I have come across some tips on how to sell to the opposite sex if you seem to be running into a road block with your client.



If you’re a female selling to a male buyer;



-Transition more quickly from building rapport to getting down to business.



-When asked a direct question, answer it in a sentence before launching into a store.



-Be streamlined & focused. Speak only to features in which your prospect has shown an interest. Use facts, figures, & qualitative data.



-Build credibility by showing your stripes, what you bring to the table.



-Recognize that you have earned the right to ask for referrals, testimonials, and the business



If you’re a male selling to a female buyer;



-Focus as much on building rapport as you do on generating the sale.



-Use active listening skills and reflective language to ensure that she feels she is being heard.



-Ask to give your advice: “Would you be interested in hearing which mortgage I would suggest?”



-Rather than speaking only to her needs, address the needs of those she cares about when sharing services.



-Be patient with process. The greater the investments, the longer a woman will take to do her research and make a decision. It’s worth hanging in there because her loyalty is unmatched.

It Affects Them Too!

All the kids are back at school (YESS!) and everyone has already settled into their daily routines. However, did you consider that your dog may have to adjust to the changes in the family routine just like everyone else?

During the summer, your children and the family dog can develop a strong bond. Now there's suddenly an empty and quiet house. This change in routine can cause your dog to suffer from separation anxiety or depression -- to actually miss your kids -- and even follow them to school.

Your dog may experience the effects of the loss of extra playtime and the friendship developed with your children by exhibiting signs of separation through destructive behaviors such as:

•Chewing furniture
•Ripping the stuffing out of pillows
•Shredding paper
•Obsessive barking/whining for extended periods of time
•House soiling
Separation anxiety is a serious condition that can be managed with structure and patience. NEVER punish your dog for exhibiting this behavior, as it will make him more fearful and potentially aggressive.

Tips to manage anxiety:

•Start with leaving your dog at home for very short periods of time to get him used to being alone
•Avoid emotional departures and greetings
•Have your belongings prepared so that your departure from home is calm
•Consider doggie daycare for prolonged absences
•Teach the kids to avoid over stimulating the dog with departures and arrivals
•Exercising your dog before leaving the house in the morning is a good idea so he'll be relaxed when you return and be set for when you're away.
•Leave some sturdy, interactive toys for your dog to help keep him from being bored.
Be sure to check with your veterinarian to have your dog fully evaluated and correctly diagnosed before trying to manage the symptoms. There may be an underlying medical condition that may be misconstrued as separation anxiety.

Lead with Caruso...

Leads. You hear about Real Estate agents getting business from leads all the time. But what about you? You don’t even know where to start. And you ask yourself ; where have all the motivated leads gone? If you want to find motivated leads, you must first be motivated to find them! When the real estate market changes, what really happens is buyer and seller motivation is changing. The #1 challenge for real estate agents today is finding the motivated. Where there once was a large quantity of quality leads, there isn’t and the once clear pool feels more like a muddy puddle. Since you cannot actually motivate people to buy or sell, your only choice will be to find more of the motivated ones that will! Most real estate agents do not realize that they got into the lead generation business when they got into the real estate business.



The market change may have now exposed a real personal dilemma you must overcome. You love helping people but at the same time you haven’t yet learned to love prospecting for them. It probably isn’t why you got into real estate and isn’t something that gets you excited to go to work everyday. Today’s top-producers do more “seek” oriented activities than ever before. According to some publications, they devote about 60% of their lead generation activities to prospecting face-to-face or by phone, as opposed to about 40% devoted to “attracting” oriented activities, such as mailings, marketing, advertising, promotional items, sponsorships, etc.



The more an agent knows about how buyers and sellers find and choose a real estate agent, the easier it will become for you to put a plan of action together. I have gathered a few action steps I feel Agents needs to take to be successful in today’s changing market.



Stop doing what isn’t working. What are you doing or spending money on that is no longer effective since the market has changed? You can only know this by tracking and then associating your valid leads and your lead sources with your closed transactions.

Focus on what works and do it! Identifying what currently works and doesn’t work is one thing. Knowing how to build an effective lead generation program is another. You can’t do it one day here and one day there and expect to get the results you’re looking for. You must lead generate every workday for the rest of your career.



Ramp it up! Once you have identified and prioritized your “sweet spot”, this is where you need to concentrate your focus. If expired leads are working for you, then add more expired listing contacts to your lead generation activities each week. In other words, ramp up the sources that are working the best for you. Focus less on the ones that are not working for you.



Your message must match today’s buyers/sellers motivation. Why would a buyer or seller want to contact you in this market? And if they did, what would they get from you that they cannot get from any other agent? Your message must make offers for immediate response. You are looking for opportunities to convert people to immediate business and you’re looking for opportunities to get dialogue with people for future business. Dealing with business should never take precedence over finding new business. You must adopt this position until your lead generation is done every day. Otherwise, you will constantly find other things that seem more important.
